END OF LEASE CLEANING CHECKLIST
This end of lease cleaning checklist is a planning tool for describing a rental property's cleaning needs. It is not a universal provider package or a statement that every tenant must purchase every listed service. Adapt it to the actual property, its condition and the work you decide to request, then confirm the accepted scope with the chosen business.
START BEFORE THE PROPERTY IS EMPTIED
Prepare a room list while you can still identify fixtures and condition concerns. Include bathrooms, living spaces, laundry, fitted storage and any additional areas you want assessed. Keep existing condition records available for the separate tenancy discussion. A cleaner needs an accurate task description; it cannot determine every question about damage or responsibility.
Photograph areas that need clarification, including surfaces partly concealed by furniture. After removalists finish, review whether newly visible marks change the brief. Tell the provider about a material change before the appointment instead of expecting an earlier estimate to cover an undisclosed condition.
KITCHEN AND APPLIANCE WORKSHEET
List accessible benches, splashbacks, sinks and cupboard surfaces. Decide whether empty cupboard and drawer interiors are requested. Name appliance interiors separately, including the oven and any refrigerator that forms part of the property or agreed work. Ask which accessible rangehood components the business includes and whether any removal or disassembly is outside its service.
Record what the household must empty or prepare. Moving a heavy appliance should not be inferred from a kitchen-cleaning label. If an unfamiliar finish or substantial build-up needs assessment, give the cleaner that information before agreeing the task and price.
BATHROOMS, LAUNDRY AND REMAINING ROOMS
Identify showers, baths, toilets, basins and other accessible bathroom surfaces. List the laundry separately if it includes additional fixtures or storage. Across bedrooms and living rooms, ask about reachable surfaces, skirting and floor tasks. Distinguish cleaning a mark from repairing damage or restoring an aged finish.
Use a room-by-room record rather than assuming all surfaces receive the same treatment. Mention retained furniture and any doors or cupboards that will remain locked. A clear exclusion is preferable to a task that appears in your expectations but cannot be reached on the day.
FLOOR, GLASS AND OUTDOOR EXTRAS
Separate carpet treatment from general vacuuming. If a carpet business is booked independently, coordinate the area list and order of attendance. For windows, specify internal or external sides and whether tracks, frames or screens are requested. Difficult-access exterior glass needs its own assessment rather than inclusion by implication.
Describe balconies, courtyards, garages and storage spaces as separate areas. Cleaning is not automatically rubbish removal, gardening or clearing belongings. Ask the relevant business to confirm which outdoor tasks it accepts and what should be ready before it attends.
SEQUENCE THE APPOINTMENT AND HANDOVER
Put removal of belongings before the clean wherever the agreed tasks depend on empty rooms. Confirm access, utilities and the person available for decisions. Allow a realistic interval before inspection or key return. If carpet work requires time before normal use, obtain guidance from that provider when arranging the sequence.
Ask what happens if the property is not ready or another contractor is delayed. Keep cancellation and rescheduling terms with the booking. A requested time is not reserved until the chosen business accepts it, and an enquiry alone does not manage your moving timetable.
RECORD COMPLETION WITHOUT RELYING ON A BOND PROMISE
Keep the final accepted task list and ask for the provider's invoice or service record. Agree how an omitted-task concern is raised and any written conditions for a proposed follow-up visit. Record areas that were inaccessible or work the provider identified as outside scope. That makes the completion conversation specific.
Use current official NSW renting information for tenancy requirements. Cleaning documentation supports a record of the service performed; it is not a guarantee about the outcome of a tenancy or bond matter. Confirm the booking directly with the business after its scope and limitations are clear.
USE THIS WORKING RECORD
| Planning item | What to record or clarify |
|---|---|
| Before attendance | Belongings removed; agreed rooms accessible; utilities and keys arranged |
| Kitchen | Surfaces and separately accepted appliance or storage interiors |
| Bathrooms | Fixture list, accessible surfaces and treatment limitations |
| Bedrooms and living | Reachable detail, skirting and agreed floor work |
| Carpet | Separate treatment scope, appointment and aftercare if requested |
| Glass | Accepted sides, tracks, frames and screen tasks |
| Additional areas | Balcony, courtyard, laundry, garage or storage only where agreed |
| Completion | Invoice, access return and process for a specific omitted task |
WHAT IF THE ROOM LIST CHANGES AFTER MOVING?
Send the provider an updated description as soon as furniture is removed. Identify the new concern and ask whether it affects the estimate or accepted tasks. An inaccessible surface becoming visible does not automatically establish which treatment is appropriate. Get the business’s assessment before adding a result expectation.
CAN SEPARATE BUSINESSES HANDLE CARPET AND GENERAL CLEANING?
Discuss that arrangement with both businesses and record who does each area. Agree the order of attendance, access and any preparation required between stages. Check the carpet provider’s advice about subsequent room use. One service should not be assumed to supervise or guarantee the other.
